NCR red flags — what we look for
Builder delay history
We pull RERA filings to surface every previous project's possession track record.
Incomplete OC / CC certificates
Possession without OC means you can't legally occupy. We verify every certificate.
Floor Area Ratio violations
Many NCR projects breach sanctioned FAR. This affects future sale value.
Substandard construction
We check RCC grade, slab thickness, plumbing risers — the things you can't see at a site visit.
NCR market pulse
Inventory has tightened in Gurgaon and central Noida through 2024–25. Greater Noida West remains the most active for first-time buyers. Possession delays continue to be the single biggest risk — we've seen builders slip 18+ months even on RERA-registered projects.
